The Eugene/Springfield and Cottage Grove, Oregon area is the largest populated area in the state with the exception of Portland Metro area. Salem is close to Eugene and we will include listings on the Willamette in that area..The Willamette Valley is the hub for the two main rivers of the area, the Mckenzie and Willamette Rivers. Both run through or on the borders of the two cities of Eugene and Springfield. These rivers are boatable and receive nice runs of Salmon and Steelhead. The rivers have Cutthrout and Rainbow Trout with some Bull Trout. There are several smaller creeks such as Fall Creek, Mohawk and Blue River we did include in our search. We also have included Cottage Grove in which the Coast Fork of the Willamette and Row River's flow near by. There are several lakes also such as Fern Ridge Lake and Dexter which have homes. We have active listings with water on our web site including Junction City, Oregon as well as the Oakridge area which are included in these waterfront stats. All data comes from the RMLS. The homes built on the Mckenzie River begin east above Mckenzie Bridge, Oregon and end where the Willamette and Mckenzie Rivers join just north of Eugene.

Solds for the year 2006 on waterfront the Mckenzie were 25. They averaged $542,678. The high sale was $1,300,000. and the low was $250,000.The square footage was 2205 and they were on the market an average 81 days.

Sold for the year 2005 on the Mckenzie river were 30. The average list price was $531,603.00. The average sold was $501,495.00. Square footage was 2315 on average. The high sale was $1,500,000. and the low was $135,000. They sold for 93.5% of list in 74 days on average.

The days on market are118 List to sale price 92.57%

Solds for the Willamette Riverfront and its forks for the year 2006 were 15. The average sale price was $499,467. The high sale was $1,500,000. and the low was $105,000. The square footage averaged 2146 and time on market 56 days. The list to sale was 97.06%.

Sold listings for the year 2005 on the Willamette River and branches were 20 sales. The Sales averaged $377,990,00.00 list price and they sold for $367,080.00. That was 97.1% of list to sale price. The square footage was 2185 The high sale was $950,000. and the low was $115,000. Average days on market were 85.

The Row River valley east of Cottage Grove Oregon always has listings as it is a large area with Row River and Brice creek

This area has lovely sights and there is a new paved bike/horse trail that runs almost 20 miles from above the town of Dorena, a small community, to Cottage Grove. This area is rich in lumbering heritage. The river is ideal for swimming and there is some trout fishing. The Dorena Lake is excellent fishing for bass and trout. The river is free flowing above Dorena Dam.Brice Creek and Culp Creek also is in the Row River drainage.

Brice Creek is a small creek that runs into the Row.

It is important when buying or selling that the true data is brought to your attention in the decision making process. Water frontage is THE important factor which includes the type of access. Size of property, ie. acreage is also important as well as comformity to the area. Also what type of homes and how far from major cities is the property located.
