Flathead Lake is the largest lake west of the Mississippi River.Homes are located all around the shore line and over looking the mountains and lake. The towns of Big Fork, Polson, Big Arm, Lakeside and Somers all overlook the lake.

Our statistics and information include all of FLATHEAD Lake. The area of the lake north of Polson(Lake County)is located on the Salish-Kootenai Indian Reservation. They have different conditions in some cases as compared to Flathead county.

Lakefront Condos located on or with access to Flathead Lake: There are condos located on Bigfork Bay which are really located on Swan river. In the summer when lake is full it it looks like Flathead lake.This difference in waterfront selection will make count not as accurate as could be. The closed Condo sales on Flathead Lake for year 2007 were 17 units . They average $767,697.00 in sold price. Square footage averaged 2417. The square footage averaged 336.78 The condos sold for 99% of list price. Time on market was 344 days.

The Closed sales on CONDOS for 2006 were 32. There is some confusion whether some of the condos in Bigfork are on the lake or Swan River. The average sale price was $663,563.00. The high sale was $1,004,999.00 and the low was $305,000. They averaged 2315 square feet in size. That works out to $303.06 per square foot. They averaged 236 days on the market.

There is a major shift taking place on Residential Lake front properties. What properties are selling for and what owners or brokers think the property is worth is showing an adjustment. The Condo market is a flat market now.I see more price reductions by the anxious sellers owning homes with Lake front. Many home owners do not need to sell which means there may not be a big drop as compared to single family homes that were sold on low interest Arm's.It is clear that homes priced in the mid-range $500,000 to $1,000,000 are much more likely to sell. It is important to price your home competitively if you want to move in a reasonable time frame. Buyers shop and compare the competition and those priced right is what sells! Fishing continues to be great. In the spring Mackinaw's(Lake trout) are active and lots to be caught!
